A first note on what we publish here and why authority, not lifestyle, is the editorial north star.

This journal exists because twenty-four years inside Miami real estate, twenty of them as a licensed realtor, have produced a specific kind of knowledge.
Knowledge about pre-construction contracts that look fine but aren't. About HOA assessments that surface six months after closing. About which developers honor delivery timelines and which do not. About the neighborhoods where supply is tighter than the public listings suggest, and the ones where it is not.
The journal is not a content-marketing exercise. It is the record of that knowledge, written for the buyer who is about to commit three, six, or ten million dollars to a Miami address.
We publish slowly. One piece a month, sometimes two. Each one answers a question we have heard inside a closing meeting that week.
