Delano Residences Miami

A standalone Delano residential tower rising 90 floors over Downtown Miami — the second supertall on the skyline and the first ever standalone Delano residence in the world.

Designed by Carlos Ott with CUBE3 as architect of record and Meyer Davis on interiors, the building wraps 421 residences in a vertical hospitality system. A 90,000-square-foot amenity stack runs from the sky deck at 850 ft, through the restaurant at 800 ft, down to the Source spa and Rose Bar at street level.

Two collections are available. The Delano Collection (1–3 bedrooms) sits on floors 20–47 and is eligible for the building's rental program, an investment-oriented product with hotel-grade operations. The Delano Residences (1–3 bedrooms, 11+ ft ceilings) occupy floors 49–75 as permanent-use residences with a dedicated office and entrance.

Sales launched in March 2026 with a Friends & Family pricing window that, historically, closes inside the first 90–120 days of a launch like this. Z Group represents buyers in both collections — and is on the floor-by-floor pricing sheet the day the public list shifts.
